Make the odor, rule, cost, and timeline verifiable
Airbnb's host damage protection page lists certain extra cleaning situations, including smoke odor removal, as covered examples. The packet still needs a verifiable proof trail: rule, discovery, photos or video, cleaner notes, remediation invoice, and guest-message context.
Evidence to gather
- Smoking or vaping house rule, guest acknowledgement, and checkout instructions.
- Cleaner or inspector report with discovery time, affected rooms, odor notes, and any visible signs.
- Photos/videos of ash, residue, cigarette butts, smoke detector events, or remediation context if available.
- Remediation invoice, extra cleaning invoice, ozone/odor treatment invoice, and before/after cleaning notes.
- Guest messages, denial/admission, platform claim screenshots, checkout date, and next guest date.
Packet hygiene
- Do not claim odor facts that the cleaner, inspector, or host cannot verify.
- Do not add unrelated normal turnover cleaning costs to an unexpected damage or extra-cleaning claim.
- Do not submit AI-edited photos, synthetic evidence, or unredacted guest payment information.
